IAPF INVESTMENT CONFERENCE WEEK
The IAPF Investment Conference Week will run over 3 days, commencing 25th October. This event will bring together trustees, Pensions, HR and finance managers, policymakers and service providers to consider and discuss issues facing pension schemes today.
Day 1 will be available to attend in person (or a recording will be available to view later) Day 2 & 3 will be live online and available to watch back on demand.
This Conference will be allocated 5 CPD hours by the IAPF for on-going trustee training requirements. We will apply for CPD hours from the LIA , the IOB and the IIPM under category 2. Finding secure income in today’s market – the role that real estate debt can play within pension scheme portfolios Sam Murphy, Product Manager, Real Estate Product UK, Schroders Capital. The growth, inflation and rate outlooks continue to present trustees with challenges. Finding sources of ‘secure’ income for pension schemes in this environment is particularly difficult and made more uncertain due the proximity many scheme’s now have to buy out or adopting self sufficiency. From an investment perspective, certain private credit asset classes are still well positioned to deliver secure income. Today we will specifically explore the merits and benefits of real estate debt relative to public market alternatives, and explore the level of illiquidity that trustees might willingly adopt and what real estate debt can offer in terms of liquidity.

In the present late cycle, rising rate environment, increasingly cashflow negative DB schemes could find themselves as forced sellers of assets. We have all seen the significant increased liquidity requirements for levered LDI portfolios in the UK following the sharp rise in yields. A carefully designed, cash flow oriented investment solution could be a powerful tool for managing liquidity needs of a maturing scheme. Furthermore, yields across credit assets have moved meaningfully higher in 2022 and now present a compelling entry point. In this session, we will discuss the potential benefits of a cashflow oriented investment strategy and how tailored solutions can be designed to meet a scheme’s individual requirements.
